If the current state of affairs has you considering more space to stretch out and a large private lot ...then look no further. This 2,126 square foot house sits on a 0.6-acre CORNER (intersection of FT Washington and Meetinghouse) lot and boasts 200 ft frontage. It features 3 bedrooms and 1.5 bathrooms and was originally built in 1899. While the HVAC system, hot water heater, and electric are updated the interior needs the finishing touches to make this your home. The full basement can easily be converted into a classroom/office/workout space. The stand-up attic will store all your treasures. Nearby schools include Maple Glen Elementary and Fort Washington Elementary. The Mondauk Common Park is less than a mile away and the best dog park in Montco is MonDaug Bark Park. The beloved grocery store George's Dreshertown is 5 minutes away. If fitness and outdoor activities are what you are looking for, there are many bike and hiking paths abound and La Fitness is our favorite gym. This is suburban living at its best. The train station is a 6-minute drive and you can be in center city Philly in less than an hour. Butler Ave is the central shopping, dining, and Main Street. Gypsy Blu is our new favorite restaurant. You have to go to Sweet Briar Cafe for breakfast and we are sure you will be back for ice cream that same day. Lunch is always a hit at Costa's Deli, with cheesesteaks that give all the best joints in Philly a run for their money!

Southwark Schoolyard Community Collaboration
When we first saw this home, we fell in love with its spacious layout. Additionally, it was clear that the previous owners took good care of the home, and I like to think that we have as well. It seems much more solidly built than many of the other new renovations and has retained a great deal of its old features and detailing for added charm. We also love to cook, so a spacious kitchen with large granite countertops, a gas stove, and lots of storage was a must for us. While we enjoy city life, we wanted to be able to have a spacious garden. We have been able to grow everything from herbs and arugula to tomatoes and beets right in our urban backyard! We even cancelled our community garden spot this past year because our own space was so fruitful. This home has also been wonderful for its ability to adapt to our changing needs. There are three good-sized bedrooms, and the middle one is particularly quiet so it worked perfectly for our baby daughter. It was also great to have the extra finished room and bathroom in the basement which can function as a guest room, play space or hobby room, and it has served as all three in recent years!
We have lived throughout Philadelphia over the past decade and finally decided to settle in East Passyunk. It, by far, has the best collection of restaurants and bars in the city. While there are many families that have lived in this neighborhood for generations, we felt very welcomed into the area. From chatting with other shoppers at the Wednesday (and Sunday) farmer’s markets to the folks at famous Termini’s bakery giving our daughter her first cookie, East Passyunk has been such an easy place to call home. Also within just one block, we have The Bok building with one of the coolest bars in the city and the most amazing views. The Bok has been expanding and now has a coffee bar, exercise and yoga classes, a hair salon, day care and a play space as well as restaurants and many artist studios. There is also a new park being built right across the street! We are so sad to miss it, but let our loss be your gain!
